ROOM LEASE AGREEMENT

This Lease agreement is made on [Date], between [________], residing at [Address] herein referred to as Landlord and [________], residing at [Address] herein referred to as Tenant.



Wherein the Landlord rents to Tenant and Tenant rents from Landlord for residential use for his personal use, a room, located at [Address of the Room] referred as the Room.

TERM: The initial term of this lease shall be for a period of [duration] months to commence on [date of commencement], and shall come to an end on [Date of end of the Lease Agreement] the following terms and conditions:

RENT: The Tenant agrees that he shall pay to the Landlord as rent, for the Room, an amount of £ [Rent] Australian Dollars per month, payable by cash, without demand.

SECURITY DEPOSIT: It is agreed between both the parties that on execution of this Lease Agreement, the Tenant shall deposits with the Landlord, a Security Deposit of £ [Amount], as rental bonds, receipt of which shall be acknowledged by Landlord, as security for the full and faithful performance by Tenant of this Lease Agreement, which shall be refundable by the Landlord to the Tenant within [Number of days] days from the date of surrendering the Room or termination of this Lease Agreement.

OCCUPANTS: The Tenant hereby agrees that the Room shall be occupied at maximum of [number of occupants] household members. The Tenant shall not create any sub-tenancy right for the Room, or assign this agreement to any third party without Landlord's written consent.

All the conditions provided in this of Lease Agreement are separate, the validity of each not being dependent upon the other. This Lease Agreement constitutes the entire agreement between the parties. The breach of any condition of this lease is to be considered substantial.

The Landlord hereby notifies the Tenant under Section 48 of the Landlord & Tenant Act 1987 that any notices (including notices in proceedings) should be served upon the Landlord at the address stated with the name of the Landlord overleaf.

This Agreement is intended to create an assured Lease as defined in the Housing Act 1988, as amended by the Housing Act 1996, and the provisions for the recovery of possession by the Landlord in the Act applied accordingly. The Tenant understands that the Landlord will be entitled to recover possession of the Property at the end of the Term. All the terms of this Agreement shall be governed as per laws applicable in United Kingdom.
